1. Contracting Parties<\/strong>
The following terms and conditions govern the contractual relationship between the guest (\u201ccustomer\u201d) and Villa Anna & Snake<\/strong>.<\/p>

2. Conclusion of Contract<\/strong><\/p>

  • By making a booking, the customer submits a binding offer.<\/li>
  • The contract is concluded upon written confirmation of the booking.<\/li><\/ul>

    3. Services<\/strong><\/p>

    • The scope of services is specified in the booking confirmation.<\/li>
    • Any additional agreements must be made in writing.<\/li><\/ul>

      4. Prices & payment terms<\/strong><\/p>

      • Prices are final prices in euros, unless otherwise stated.<\/li>
      • Payments are due in accordance with the booking confirmation.<\/li>
      • In the event of late payment, we reserve the right to cancel the booking.<\/li><\/ul>

        5. Arrival & Departure<\/strong><\/p>

        • Check-in from 2 pm<\/strong> on the day of arrival.<\/li>
        • Check-out by 11 am<\/strong> on the day of departure<\/li>
        • Early arrivals or late departures only by arrangement<\/li><\/ul>

          6. Customer obligations<\/strong><\/p>

          • The customer undertakes to treat the accommodation and its contents with care.<\/li>
          • Any damage must be reported immediately and compensated for.<\/li>
          • Pets are only allowed with prior consent.<\/li>
          • Subletting is prohibited.<\/li><\/ul>

            7. House rules<\/strong><\/p>

            • The house rules are part of the contract.<\/li>
            • Violations may result in immediate termination of the contract.<\/li><\/ul>

              8. Liability<\/strong><\/p>

              • The provider is only liable in cases of intent or gross negligence.<\/li>
              • No liability is accepted for guests’ personal belongings.<\/li>
              • Liability claims against third-party providers (e.g., excursions, transfers) are excluded.<\/li><\/ul>

                9. Cancellations<\/strong>
                The provisions of the cancellation and refund policy apply.<\/p>

                10. Force majeure<\/strong>
                In the event of unforeseeable events (natural disasters, political unrest, pandemics), there is no entitlement to performance or compensation.<\/p>

                11. Data protection<\/strong>
                The separate privacy policy applies.<\/p>

                12. Place of jurisdiction & law<\/strong>
